Ground That Works Against You
Coastal Plain Soil and Why Foundations
Matter Here
Florence County sits on the Coastal Plain. The ground is sand and clay in alternating layers. The
county has 23 permitted mineral extraction sites pulling sand and clay out of the earth near
local streambeds. That tells you what you're building on.
Sandy stretches drain fast but shift when saturated. Clay pockets hold water and expand. A shed
sitting flat on either one will settle unevenly within a year. Doors start sticking. Walls rack.
The floor warps. You end up replacing a building that could have lasted a decade if it was set
up correctly.
Your building sits on solid concrete block under the runners, set level before our crew leaves.
Air circulates underneath and water passes below instead of pooling against the floor. The pier
spacing lets us level the building on uneven ground without cutting or filling. Standard setup
is one block high using 4x8x16 solid concrete block, and you supply it before delivery day.
Every Premium building also carries a stamped engineer print on request, certifying it to 150
mph wind speeds, with prints available for NC, SC, VA and GA.
