The Modern Shed runs from 8x12 up to 12x52. Widths are 8, 10 and 12 feet. There's no 14-wide Modern, the single-slope roof and the overhang put a hard stop at 12 feet for hauling.

Clean Lines That Fit A Newer Home

When A Barn Roof Looks Out Of Place

Drive through any of the newer subdivisions going up around Laurinburg, Pinehurst or the Charlotte suburbs and the houses share a look: low-slope or flat rooflines, big windows, dark trim, board-and-batten or smooth siding. Park a traditional gambrel-roof barn shed in one of those backyards and it fights the house. A modern shed is built to match it instead. The single-slope roof, the squared-off fascia and the tighter trim lines read as an extension of the home rather than a farm building that wandered in. Newer subdivisions like Socastee near Myrtle Beach face the same clash. Small-garage homes built in the last few years still end up next to a barn-roof shed that doesn't match the house.

Modern sheds come off our premium series platform, the higher trim level, because the style depends on the details being crisp. LP SmartSide on every wall, engineered floor framing and clean factory trim are what let the squared-off look actually look squared-off instead of rough. A modern profile only works if the lines are straight and the seams are tight, so this is one style where the build quality and the aesthetic are the same conversation.

Built For Carolina Weather

The single-slope roof and the tall front wall get engineered for the same wind and rain loads as the rest of the lineup. The pressure-treated floor system handles humidity and ground moisture, and the siding and trim are rated for full-sun exposure, which the big south-facing window walls tend to get. Around the Sandhills that means a building that holds its lines through beating summers and the wind-driven rain that rolls in with late-season storms. Placing It On Your Lot

The single-slope roof means one wall is noticeably taller than the other, so orientation matters more than with a symmetrical building. Most people face the tall window wall toward the yard or the morning sun and put the low back wall toward the fence. Decide which way you want it to face before delivery, and make sure the path in is clear: we need a foot of clearance on each side of the building anywhere it has to squeeze through, plus 6 feet clear around the final spot, and 15 feet 6 inches of overhead clearance the whole way in.

Permits And Setbacks

Permit rules are local. Square-footage thresholds, setbacks and what counts as an accessory structure change from one county to the next, and sometimes from one side of a road to the other. Your county planning or building department is the only place to get a real answer, so call them before you order and ask what they need at your address.

What we bring to that conversation is the engineering. Every Premium building has a stamped engineer print available on request, certifying the building to 150 mph wind speeds and laying out the blocking and anchoring schedule. That's usually the document a permit office wants to see. We have stamped prints for North Carolina, South Carolina, Virginia and Georgia, and there's no charge for them.

Your dealer has been through this with a lot of customers nearby and is happy to talk it through with you. Just get the final word from the county.

What If I'm In An HOA?

Bring us what your board requires and we'll build to it. Vinyl siding, architectural shingles, custom paint colors, shorter wall heights and smaller or custom footprints are all available, which covers most of what covenants ask for. We can't approve your building for you, so get your board's sign-off in writing before you order.
