What Turns A Shed Into A She Shed
It Starts With Insulation And Power
A bare shed is a four-season storage box. A she shed is a room you want to spend an afternoon in, and the gap between the two is mostly insulation, power and a finished interior. If you're planning to use the space year-round in the Carolinas, this matters: an uninsulated building bakes in July and bites in January. Insulated walls and ceiling, a wired-in mini-split and a couple of outlets for lamps and a kettle turn the same footprint into somewhere comfortable. Light Is The Other Half
The thing that makes a she shed feel like a retreat instead of a closet is daylight. Extra windows, a glass or French door, even a small skylight change the whole character of the room. When you're planning window placement, think about where the morning light lands and what you'll see when you look up from a book or a project. A modern shed with its tall window wall, or a cottage build with its cozy proportions, both make especially good starting points depending on the mood you're after.
Add A Porch If You Want To Linger
A lot of she shed owners end up wishing they'd added a covered step outside. A small front porch gives you a place to sit with coffee, leave muddy shoes or just frame the entrance into something inviting. How Much Room You Actually Need
A she shed used as a reading nook or a craft corner works at 8x10 or 10x12. The moment you want a daybed, a real work table and room to host a friend, step up to 10x16 or 12x16. Our exterior dimensions are true, a 10x12 is 10 feet by 12 feet, measured overhang to overhang, but the inside runs smaller once framing, siding and a finished interior take their cut. If you're finishing the inside, get the interior measurement from your salesperson before you plan furniture or a layout. When in doubt, the larger footprint is the one people rarely regret.
Placing It Where You'll Use It
Because a she shed is somewhere you go to relax, put it where the view and the quiet are, facing the garden, away from the road, oriented so the windows catch good light. Make sure the delivery path is clear, too: our truck and trailer can run over 75 feet long and needs 15 feet 6 inches of overhead clearance the whole way in. We need a foot of clearance on each side of the building anywhere it has to squeeze through a gate or between trees, plus 6 feet clear around the final spot so the crew can work. The ground needs to be dry, mud and standing water can mean a return trip.
Permits And Setbacks
Permit rules are local. Square-footage thresholds, setbacks and what counts as an accessory structure change from one county to the next, and sometimes from one side of a road to the other. Your county planning or building department is the only place to get a real answer, so call them before you order and ask what they need at your address.
What we bring to that conversation is the engineering. Every Premium building has a stamped engineer print available on request, certifying the building to 150 mph wind speeds and laying out the blocking and anchoring schedule. That's usually the document a permit office wants to see. We have stamped prints for North Carolina, South Carolina, Virginia and Georgia, and there's no charge for them.
Your dealer has been through this with a lot of customers nearby and is happy to talk it through with you. Just get the final word from the county.
What If I'm In An HOA?
Bring us what your board requires and we'll build to it. Vinyl siding, architectural shingles, custom paint colors, shorter wall heights and smaller or custom footprints are all available, which covers most of what covenants ask for. We can't approve your building for you, so get your board's sign-off in writing before you order.
Ways To Pay
A she shed qualifies for rent-to-own with no credit check or standard financing on a monthly plan, so you can have the retreat now and spread the cost. Rent to own is capped at $25,000; on a bigger build you put the difference down at signing. Full-time living, guest houses and ADUs are built on our tiny home shell spec instead, which is framed to residential structural code and comes with residential engineer prints we send free to your permit office. Pricing depends on size, style and finish level. A basic Select Series she shed starts in the low teens. A fully finished Premium retreat with French doors, custom windows, flooring and electrical runs $25,000โ$50,000+ depending on size. Yes. Hearth is a third-party financing platform we work with, they don't lend the money, they match you with partner lenders who fund you directly, so you own the building from day one. Rent to own is available with no credit check and no credit pull, capped at $25,000, if your building prices higher you put the difference down at signing. 90-day same-as-cash is also an option.
In-stock buildings usually deliver in 7 to 10 days, and next day in a lot of cases. Standard build orders run 3 to 4 weeks, or 4 to 6 weeks on custom and finished-out she sheds. Build-on-site projects run 2 to 4 weeks. Weather and plant volume can shift those a little, and we'll tell you as soon as we know.
